Lean Construction

As a champion of lean construction and founding member of the Lean Construction Institute of Canada, Falex uses lean construction tools and techniques to enhance project delivery. We challenge ourselves and project partners to view a project holistically and through collaboration, identify how the team can operate more efficiently.

One tool we use in our lean projects is the “Last Planner” scheduling system. It enables the team to plan the project in such a way that produces predictable workflows and rapid learning. All of which saves time.

By implementing lean tools and techniques, we deliver more efficient, effective, and economic projects, in a more timely manner.

Integrated Project Delivery

Integrated Project Delivery (IPD) is a contractual model that reduces waste, delivers exceptional value. By encouraging early collaboration amongst all stakeholders – owners, designers, construction teams, and sub-trades – the collective team can do what’s right for the project, rather than what works best for just one group.

Key components of IPD include:

Multi-party agreements that outline all parties’ duties to the project and to each other. Profits and risks are shared and there may be bonuses for achieving the owner’s objectives.

• A leadership regime that emphasizes openness, trust, respect, and collaborative decision making.
• Access to information, usually web-based, with an emphasis on BIM to ensure all parties have the ability to provide input. Lean tools and techniques will also be used.
• Processes that set measurable objectives for improvement over traditional projects. There will be multi-day, multi-company workshops that will embrace innovation and set strict goals for the project.
